CapitaLand Investment’s first Tamil Nadu data centre, unveiled by Singapore Deputy PM Gan Kim Yong and Chief Minister C. Joseph Vijay, will add 53 MW of capacity by end-2026, as it deepens its state footprint.
CapitaLand Investment Limited (CLI), a global real asset manager, has reaffirmed its long-term commitment to expand its data centre, logistics and industrial portfolio in Tamil Nadu through its listed and private funds. The announcement came at the unveiling of CapitaLand Data Centre Chennai 01, the first data centre development in the state by CapitaLand India Trust (CLINT), CLI’s Singapore-listed business trust focused on India. The facility is due for completion by the end of 2026 and will offer 53 MW of gross power capacity.
The data centre was unveiled by Singapore’s Deputy Prime Minister and Minister for Energy, Trade and Industry (Trade), Gan Kim Yong, and Tamil Nadu Chief Minister C. Joseph Vijay. It follows CLINT’s first data centre development in Navi Mumbai, a 108 MW facility completed in 2025 and fully leased to a leading global hyperscaler.
The project also reflects growing collaboration between Singapore and Tamil Nadu, supported by agencies such as Enterprise Singapore and Guidance Tamil Nadu. Singapore High Commissioner to India Simon Wong, CLINT CEO Gauri Shankar Nagabhushanam, CLI Managing Director (Private Funds, Data Centre) Dev Gupta and senior government dignitaries also attended.
Facility details
CapitaLand Data Centre Chennai 01 is jointly held by CLINT and CapitaLand India Data Centre Fund. It is located in Ambattur, an established data centre corridor in Chennai, and will have 34 MW of IT power capacity across 13 data halls, supported by a dedicated 110 kV substation.
The facility is designed for high-density and liquid-cooled deployments, with carrier-neutral connectivity. It is targeting LEED Gold certification, with sustainability features including high-efficiency chillers, water economisation, intelligent energy and infrastructure management, and solar panels.
CLINT’s total planned investment in the project is about INR 1,940 crore.

Spokespersons’ views
Quaiser Parvez, CEO, India, CLI, said: “By combining our deep local investment, development and operational capabilities with the strength of our listed and private fund platforms, CLI is well-positioned to support Tamil Nadu’s growth as a technology, manufacturing and digital economy hub. Our contribution extends beyond capital investment to creating the high-quality infrastructure and ecosystems that support the state’s continued development. Tamil Nadu has been integral to our journey, and we look forward to continuing to grow alongside the state and contribute to its next phase of economic development.”
Nagabhushanam, CEO, CLINT, said: “The unveiling of CapitaLand Data Centre Chennai 01 marks another important milestone in CLINT’s diversification into digital infrastructure. With a total planned investment of approximately INR 1,940 crore, the development reflects our conviction in the long-term growth of India’s data centre sector and is designed to meet the evolving requirements of hyperscale and enterprise customers. As we build out our data centre portfolio across India, we remain focused on developing high-quality, future-ready assets that strengthen and diversify our portfolio and deliver sustainable long-term value for our Unitholders.”
Two decades in Tamil Nadu
The data centre builds on CLI’s 22-year presence in the state, where it has invested more than INR 6,000 crore across seven operational assets. It established International Tech Park Chennai, Taramani, the city’s first private IT business park, in 2004, and has since expanded into business parks, industrial and logistics facilities, lodging and, more recently, digital infrastructure. The company says this footprint has helped global multinationals and businesses across sectors set up and expand operations in the state, supporting employment and wider economic activity.
Its Tamil Nadu portfolio also includes Industrial Facilities 1, 2 and 3 at Mahindra World City, the Ascendas FirstSpace logistics facilities at Oragadam and Periyapalam, and the Citadines OMR Chennai and Somerset Greenways Chennai lodging properties.
CLI’s wider India presence
CLI has operated in India for over three decades, having pioneered the country’s first IT business park, International Tech Park Bangalore, in 1994. It is present in Bangalore, Chennai, Goa, Gurgaon, Hyderabad, Kolkata, Mumbai and Pune.
As of June 30, 2026, its funds under management in India exceeded S$8 billion. Its Indian portfolio comprises nine business parks, 14 industrial and logistics properties, four data centres under development and three coworking spaces. Through its lodging arm, The Ascott Limited, it also manages about 6,300 units across 24 hotels and serviced residences, including pipeline properties.
